Ontario Land Transfer Tax is calculated on the purchase price using provincial marginal brackets; the first-time home buyer refund is up to $4,000 and applies only where every purchaser qualifies. No municipal land transfer tax applies in . Ontario charges 8% provincial sales tax on the mortgage default insurance premium; it is paid at closing and cannot be added to the mortgage.
