For most standard residential mortgages, nothing: the lender pays the agent once your mortgage closes. If your situation requires a private or specialty lender, any fee is disclosed upfront before you commit.
Insured mortgages generally look for a score of around 600 or higher, and a stronger score usually opens up more lender options. Below that there are still alternative lenders; where a file needs a private lender, a Level 2 colleague on my Pineapple team places it. I can also help you build a plan to improve your score first.
In Canada, the minimum is 5% on the first $500,000 of the purchase price and 10% on the portion above that. With 20% or more, you avoid mortgage default insurance entirely.
A pre-qualification is a quick estimate based on numbers you provide. A pre-approval is lender-verified: your documents are reviewed and a rate is held, usually for up to 120 days, which makes your offers stronger.
