What I collect

When you submit the contact form, I receive the details you enter: your name, email address, phone number and message, plus which page of this site you were on when you contacted me, so I know what you were reading.

If you set a renewal reminder, I receive your first name, your phone number and/or email address, the month and year your mortgage renews, your current lender if you chose to add it, and your reminder and tips consent choices: I use them only to send the reminder you asked for, and they sit in the same lead sheet as other enquiries.

The mortgage calculator runs entirely in your browser: nothing you type into it is sent or stored.

If you accept analytics, Google Analytics also records anonymous usage data: pages viewed, approximate region, device type and how you arrived. Google Analytics 4 does not store your IP address. There are no advertising pixels and no cross-site tracking on this site.

How I use it

To respond to your inquiry, discuss your mortgage needs and follow up as you've requested. If you decide to proceed with an application, I'll ask separately for the documents and consent that lenders require. Nothing from this website starts an application on its own.

Cookies and analytics

Google Analytics is switched off until you choose "Accept analytics" in the notice at the bottom of the page. Until then its script (served from googletagmanager.com) is not loaded at all, so nothing is sent to Google. Decline and it never loads and no analytics cookie is ever set. I use this only to see which pages are worth keeping, never to identify you or to advertise to you.

Separately, the site records a small set of anonymous, cookie-free usage events to my own private log: which page was viewed, how long it stayed open, which buttons or links were clicked, and how far a contact form got before it was sent or left. For forms this is field names only (for example "phone"), never anything you typed. No cookie is set, no IP address is stored, and nothing identifies you. If you choose "Decline", no further events are recorded from that point on. If you choose "Accept analytics", a new short random ID is kept in your browser tab (cleared when the tab closes) so pages from the same visit can be counted together. Events recorded before you chose are not linked to it.

If you accept, Google Analytics sets two first-party cookies on melodnawabi.ca:

To change your mind, use the "Analytics choice" link in the footer of any page: the notice appears again and you can pick the other option. If you switch to Decline, Google Analytics stops on that page and its two cookies are removed. One small item is stored in your browser to remember your choice; it is not a tracking cookie and never leaves your device.

Texts and emails from me

Replies to your enquiry. When you send a form, I reply to that enquiry by phone or email at the contact you gave. No box needs ticking for that, and it is not marketing.

Optional updates. The homepage form and the renewal reminder form each have an optional box, unticked by default, that lets me send you text messages and emails with mortgage information, rate updates and tips. Leave it unticked and you will never get them. Your choice (Yes or No) is recorded with your enquiry.

Renewal reminder. The reminder form has its own box, which you must tick to use it, because contacting you about your renewal is the service. It covers a text or email about your mortgage renewal and nothing else.

Texts are sent through Twilio, which processes your phone number to deliver them; emails come from my Pineapple address. Reply STOP to any text, or email me, to withdraw at any time, and I stop. These messages come from Melod Nawabi, Mortgage Agent (Level 1), Pineapple Financial Inc., 200-111 Gordon Baker Road, North York, ON M2H 3R1.

Where it's stored

Form submissions are delivered to my business email and stored in a private, access-controlled Google Workspace account (Google Sheets and Gmail). Google's own safeguards and encryption apply in transit and at rest.

Some of these providers (Google, Twilio) operate servers outside Canada, including in the United States. While your information is there it may be accessible to foreign courts and law enforcement under the laws of that country. I keep lead records only as long as needed to serve you and to meet the record-keeping obligations of a licensed mortgage agent.

When it's shared

Your information is never sold or shared for marketing. It is shared only with Pineapple Financial Inc. (my brokerage) and, with your consent, with lenders and insurers as part of a mortgage application you choose to pursue, or where the law requires it.

Links to other sites

Buttons like "Start My Pre-Approval" and "Book a Call" take you to services operated by Pineapple Financial Inc. and Google, which have their own privacy policies.

Your choices

You can ask me at any time what information I hold about you, ask me to correct it, or ask me to delete it (subject to records I'm required to keep as a licensed agent). You can withdraw consent to texts, emails or analytics at any point without affecting the service you get. Email melodnawabi@gopineapple.com and I'll respond within 30 days, usually far sooner.

If you are not satisfied with how I handled your information, you can raise it with Pineapple Financial Inc. at compliance@gopineapple.com, or with the Office of the Privacy Commissioner of Canada at priv.gc.ca.
