Why four months before?
Most lenders will hold a rate for up to 120 days. Start then and you lock in today's rate as a floor: if rates fall before your term ends, you take the lower one; if they rise, you're protected. Your bank's own renewal letter usually arrives with about three weeks to go, which is not enough time to shop properly.
What happens when I get in touch
One call or message. You tell me your balance and what your bank has offered, if anything. I compare it across dozens of lenders and show you the options side by side in plain language. If your bank's offer is genuinely the best, I'll tell you to take it.
Switching is free at renewal
Renewal is the one point in your term when you can move to another lender with no prepayment penalty, and most lenders cover the legal and appraisal costs of a straight switch. It's the cheapest moment you'll ever have to fix a mortgage that no longer fits.
Common questions
Will I get marketing messages?
Not unless you tick the optional box. The reminder itself is a single message about your renewal date, then a follow-up if you'd like to go ahead.
I only know the year, not the month.
Pick your best guess. When I reach out I'll confirm the exact date from your statement before anything moves.
Does this cost anything?
No. For a standard residential renewal or switch the lender pays the agent once the mortgage closes. If a file ever needs a specialty lender, any fee is disclosed up front.
What if I renew before the reminder?
Reply STOP to any message or email me and I'll remove the reminder. Nothing else happens.
