Kitchener, Waterloo, Cambridge, Guelph and everywhere else in Ontario pay the provincial tax only. Toronto adds a second, municipal tax.
How the provincial tax is calculated
Marginal, like income tax: each slice of the price is taxed at its own rate. Toronto's municipal tax mirrors these brackets to $2 million, then adds higher tiers on luxury homes over $3 million.
Good to know
- Your lawyer collects the tax and pays it on closing. You cannot add it to the mortgage.
- The rebate is applied at closing, not refunded later, if your lawyer files for it.
- Buying with a partner who has owned before? The rebate is prorated to your share.
- New builds: tax is on the price including HST, minus rebates assigned to the builder, so ask your lawyer.
