Information only, not advice

Everything here is general information about mortgage products in Ontario. It is not financial, legal or tax advice, and it is not an offer of credit. Nothing on this site creates a client relationship. Advice specific to your situation only comes after we speak and I have reviewed your circumstances.

No guarantee of approval

Submitting the contact form, booking a call or starting a pre-approval does not mean you are approved for anything. Every mortgage is subject to lender qualification, property appraisal, income and credit verification, and is granted on approved credit (OAC).

Rates and calculators

Any rate shown on this site or on linked Pineapple pages is subject to change without notice and may not be available to you. The payment calculator is an illustration only: it estimates principal and interest on the figures you enter and excludes property taxes, condo fees, heating, mortgage default insurance and closing costs. Do not rely on it to make a purchase decision. Ask me for a real quote.

Where a rate is quoted, the qualifying criteria and any conditions attached to it will be explained before you apply.

Links to other sites

Buttons such as "Start My Pre-Approval", "Book a Call", "Rates" and "Calculator" lead to services run by Pineapple Financial Inc. and Google. Those services have their own terms and privacy practices, and I am not responsible for their content or availability.

Your responsibilities

Please give accurate information when you contact me, and do not use this site to submit anyone else’s personal information without their knowledge, or to send unlawful, abusive or automated content.

Intellectual property

The text, layout and images on this site belong to Melod Nawabi unless credited otherwise. The Pineapple name and logo belong to Pineapple Financial Inc. Please do not reproduce this material commercially without permission.

Limitation of liability

This site is provided as is. To the extent permitted by law, I am not liable for any loss arising from reliance on general information published here. This does not limit any obligation I owe you as a licensed mortgage agent under the Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA) once you become a client.

Guest articles

Licensed professionals may submit articles for the Articles page. Every submission is made under the agreement shown on the form, which reads: "I wrote this article myself and have the right to share it. I grant Melod Nawabi a permanent, worldwide, royalty-free, irrevocable licence to publish, edit, adapt, republish and remove it on melodnawabi.ca and his social channels, with or without my name, and I waive my moral rights in it to the extent allowed by law. I confirm it contains no copyrighted material I do not own, no client information, and no specific rates, guarantees or claims that break FSRA or RECO advertising rules. I agree to indemnify Melod Nawabi and Pineapple Financial Inc. for any claim arising from my submission. Melod may decline or remove any submission for any reason." A published guest article carries the author's name, title and brokerage and represents the author's views, not mine or Pineapple Financial Inc.'s. Nothing is published without my review, and I may edit or remove a guest article at any time.

Complaints

If you are unhappy with the service you receive, tell me first. Most things are fixed with a phone call. If we cannot resolve it, Pineapple Financial Inc. has a formal complaints process; contact the Principal Broker at compliance@gopineapple.com. You may also contact the Financial Services Regulatory Authority of Ontario (FSRA), the regulator for mortgage brokering in Ontario, through its complaint form at fsrao.ca.

Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in it.

Changes

I may update these terms from time to time. The effective date at the top shows the current version.
